This Frodsham job was a complete renewal of a single-storey flat roof at the back of a red-brick house. The old decking boards came out, new boards went down, and the roof was finished in an EPDM rubber membrane.
Because the edges were being rebuilt anyway, we also fitted brand-new white fascias and guttering. Doing the roofline at the same time as the roof means the rubber, the edge trims and the gutters all line up with each other from day one.
From old boards to a new OSB deck
The old decking boards were taken up and replaced with fresh OSB sheets, laid tight up to the house wall and out to the edges. Two of the photos show the new deck before any membrane went on, with the joints between the sheets running neatly across the roof.
A new deck matters on a rubber roof. EPDM is bonded to the surface underneath, so a flat, dry, sound base helps it stay put and look right.
Edges, trims and the new roofline
The close-up of the front edge shows how the perimeter is built up. A timber batten is fixed along the edge, the black edge trim is fixed over it, and the rubber is then dressed over the batten and into the trim. Below that sits the new white UPVC fascia with the guttering clipped on.

The finished roof
Two photos show the membrane laid flat and even across the roof, up against the house wall and the downpipe, with a long boxed delivery of materials still sitting on top. It is a tidy, low-maintenance finish for a roof that is walked past and looked down on from the upstairs windows.

Should I replace fascias and gutters at the same time as a flat roof?
If they are old or damaged it is usually the sensible time. The edge of the roof is already open, so the new fascia, trims and gutter can be fitted and lined up together.
Why replace the decking and not just the covering?
Old boards can be soft, uneven or damp, and a new membrane laid over them inherits those problems. Fresh OSB gives the rubber a sound, even surface to bond to.
What are the black strips around the edge of a rubber roof?
They are edge trims. They hold the membrane at the perimeter, give a clean finished line and help direct water off the roof and into the gutter.
