The second is access, which on industrial buildings is rarely as simple as a ladder. Large flat and shallow-pitched roofs often need a tower, a scaffold or a mobile platform, and getting one onto a working site means space, timing and somebody who can authorise it. That is why a commercial quotation frequently has a bigger access line than a domestic one for the same amount of actual roofing.

The third is fragility, and it is the reason we will sometimes say no to something that looks straightforward. Older rooflights and some sheet materials will not carry a person's weight and give way without warning. Falls through fragile roof surfaces are one of the most persistent causes of serious injury in construction, and the answer is staging, boards and edge protection rather than confidence. If a roof needs that, it needs it, and anybody offering to nip up and have a look without it is a risk to themselves and a liability to you.

The work itself on these buildings is mostly about the same handful of things: the laps and fixings on profiled sheet, the seals around rooflights, the gutters — which on a big roof are enormous and are frequently full — and the upstands where a roof meets a parapet or a wall. Large flat roofs fail at their details and their drainage far more often than in the field, exactly as small ones do.

And on the domestic side of Deeside, the work is ordinary: tiles, ridges, verges, valleys, chimneys and flat roofs on extensions, on housing that is mostly twentieth-century with older property mixed in.
