What Actually Settles on White UPVC Near the Works

Airborne grit, traffic soot and the fine oily film that comes with any refining or processing plant all land on horizontal and near-horizontal surfaces first. On a roofline that means the top face of the gutter, the upstand of the fascia and the sheltered underside of the soffit where rain never reaches to rinse it. The result is a grey-brown film, heaviest on the elevation facing the works and barely present on the opposite side of the same building.

Soiling of that kind sits on the surface. UPVC also changes on its own account over a long period: the gloss flattens off and the face picks up a faint chalky bloom, which is ultraviolet light doing what it does to plastic and has nothing to do with any works. The test is a cloth, warm water and a small patch. If the cloth comes away dirty and the board beneath is bright again, it is soiling. If the cloth comes away chalky white and the board stays dull, you are looking at the surface of the plastic itself.

Which of those you have decides the job. Soiled board that is otherwise sound wants washing and nothing else — mild detergent, a soft brush, no solvent and no pressure washer anywhere near the joints. Board that has gone chalky through, or split around its fixings, is not coming back, and no amount of washing changes that. We would far rather tell you the first than sell you the second.

Telling Dirt From Damage in Ellesmere Port

Walk round the whole house before you decide anything. If the front is filthy and the back is clean, what you have is deposition, and the prevailing wind together with the direction of the works will generally account for it. If every elevation is equally dull and flat, the board is old rather than dirty and washing will only prove it.

Then look for the things that dirt cannot cause. Fixing heads that have cracked the board around them, gutter that has gone brittle enough to snap at the clip, a soffit that gives under a fingertip, a dark line along the bottom edge of the fascia where water has been coming over the back of the gutter — those are failures, and cleaning them simply makes them easier to see.
