New roofline in UPVC across Runcorn, from the older terraces above the docks to the new town estates, where the fascia and gutter run the length of the block rather than stopping at your boundary.
Runcorn is two towns at eaves level. There is the older grid above the docks, where terraces carry deep painted fascias and, here and there, guttering that predates the house next door’s replacement by half a century. Then there is everything laid out after the new town designation in 1964: estates of linked housing with shallow eaves, thin fascia boards and a gutter nobody expected to look at again.
The later housing brings most of the calls. It went up quickly, in terraces and linked pairs, and the roofline was set out as one length of board running the whole block rather than as something belonging to a particular front door. Decades on, that single decision still shapes how the work has to be organised and who has to agree to it.
Roofline Solutions replaces roofline in UPVC across Runcorn — fascias, soffits, bargeboards, guttering and downpipes, with eaves ventilation where the roof space has none. On a terrace of this kind the fascia does not stop where your title does. It runs from one end of the block to the other in jointed lengths, above a gutter that is also continuous, with a stop end only at the two ends of the row. Your share of it is defined by where your walls happen to be and by nothing in the board itself.
That arrangement holds until one owner replaces their part. A new UPVC fascia is a different thickness from a weathered timber one and lands on a slightly different line, so where the new work stops there is a step — sometimes a few millimetres of face, sometimes enough that the gutter has to jog sideways to follow it. A gutter union sitting directly over that jog is the union that will drip.
There are two honest ways round it. Either the gutter is cut and stop-ended at the party wall so your length drains on its own, which usually means finding a home for a downpipe that was not there before; or the neighbours go in together and the block is done in one pass, end to end, with one fall. We look at the row and tell you which of those your position allows before anyone orders board.
Stand back far enough to see the whole row rather than your own frontage. A failed fascia normally shows first as a dip in the gutter line partway along a length, because the bracket beside the sag has lost its grip on the timber behind it. On a continuous run that dip may not be above your house at all, and the water it sheds may be landing on somebody else’s wall.
The second giveaway is a vertical stripe of staining down the brickwork under a gutter joint. That is a union pulled out of line rather than a seal that has simply aged, and tightening the clip rarely settles it for long. Inside, a loft that smells stale on a house with solid soffit boards is pointing at airflow rather than at anything wrong with the tiles.
Capping means fixing a thin UPVC board over the fascia that is already there. On the later estates here the original is often a shallow board nailed straight to the rafter feet, and once it has been covered the new gutter brackets are screwed through plastic into timber that nobody has looked at. If that timber is soft, the capping hides it and the brackets have nothing to hold on to.
None of which makes capping wrong in itself. Where the board behind is dry and firm it is a fair job and a quicker one. We take a length off and look before deciding, and if the rafter ends have gone we say so at that point rather than after the gutter is up. On a shared run there is a further reason to strip back: a capped board stands proud of the neighbour’s, which is precisely the step that causes the trouble, and once it is there it cannot be taken out without starting again.
Much of the estate housing was built with 112mm half round gutter and one downpipe serving a pair of houses. That is adequate for the roof area it was sized against and it becomes marginal once a long run has lost its fall and holds water in the middle. Where a run is genuinely long we will say whether a deeper section or a second outlet makes more sense than replacing like for like.
Downpipes on linked housing frequently discharge into a shared gully at the party wall. If that gully is blocked, new guttering will not clear the puddle beside it, and it is better to establish that while we are still quoting. We clear what is reachable and tell you plainly when the fault is below ground and needs a drainage job rather than a roofline one. A new gutter above a gully that will not take water simply relocates the damp patch a few feet along the wall, and nobody is better off for that.
Fascias, soffits, bargeboards, guttering, downpipes, dry verge and eaves ventilation — and the roof above them when it needs attention at the same time.
